A buyer can fund a Panama property purchase from Bitcoin or other cryptocurrency holdings, but the process is not anonymous and cryptocurrency is not legal tender in Panama. In a typical transaction the assets are converted, the property price is settled in US dollars and the buyer documents the source of funds.

Is cryptocurrency legal tender in Panama?

No. Bitcoin and other digital assets do not have legal-tender status in Panama. A seller is not required to accept cryptocurrency, and a property deed and closing are normally structured around a US-dollar price.

This distinction matters. A cryptocurrency-funded purchase is not the same thing as recording the property price in cryptocurrency or avoiding the normal banking, notarial and anti-money-laundering process.

Municipal practice provides a useful real-world example. Under Municipal Agreement No. 94 of 15 April 2025, amended by Agreement No. 133 of 29 May 2025, Panama City authorised municipal payments using cryptocurrency through a custody arrangement. The assets are converted to US dollars before the money reaches the municipality. This does not make cryptocurrency legal tender, but it shows a regulated conversion and settlement model operating in Panama.

As of 28 January 2026, Panama's National Assembly described Bill 247 as still under analysis. The proposal concerns a regulatory framework for cryptocurrency and the digital economy. A buyer should not treat a proposal as enacted law. The current position must be confirmed by Panamanian counsel when the transaction begins.

Can foreigners buy property in Panama with Bitcoin?

A foreign buyer can use value originating from Bitcoin or another digital asset when the seller agrees to the transaction structure and the converted funds can pass the required compliance checks. Foreign nationality does not by itself prevent a buyer from holding titled Panamanian property.

How does a cryptocurrency property purchase work?

  • The buyer and seller agree the commercial terms and a price stated in US dollars.
  • The buyer prepares identity, source-of-funds and transaction records before converting assets.
  • A suitable exchange or over-the-counter provider converts the digital assets and produces a documented trail.
  • US dollars move through the agreed escrow and legal-closing structure.
  • Independent counsel verifies title, liens, taxes and the seller's authority to transfer.
  • The public deed is executed and the transfer is completed through registration at Panama's Public Registry.

What source-of-funds documents may be required?

Banks, exchanges, lawyers and other participants may request evidence showing how the assets were acquired and how they moved. Depending on the buyer, that can include exchange statements, transaction histories, wallet records, income records and tax documents from the buyer's country of residence.

Buyers with organised records usually have a much smoother experience. CPanama Real Estate would rather raise this requirement at the beginning than allow a transaction to stall near closing.

What taxes apply to a cryptocurrency-funded purchase?

Using cryptocurrency as the original source of value does not remove the property transaction from Panama's ordinary legal and tax framework. The buyer's tax position on any disposal of digital assets may also depend on the buyer's tax residence and personal circumstances.

Specific figures should come from a Panamanian tax adviser and, where relevant, an adviser in the buyer's home jurisdiction. No one should understate the deed value or attempt to route funds around compliance checks.

Can a cryptocurrency-funded property purchase support residency?

The source of the purchase funds does not create a separate immigration route. The property itself may be relevant to an established programme, depending on the investment, the buyer and the rules in force at the time. Panama's named routes include Pensionado, Friendly Nations and Qualified Investor.
